Selling a property can be one of the most important (and sometimes most stressful!) experiences in a person’s life. Employing an estate agent to help you sell your home will provide expert knowledge throughout the selling process.

Once you have appointed an estate agent, they will begin to market your property and also contact potential purchasers for your property. The estate agent will book viewings and negotiate offers on your behalf to make sure you achieve the best possible price for your home. As a property professional, an estate agent will be able to offer you advice along the way and hopefully reduce the stress of selling.

When you are preparing your property for selling, look at the outside and consider the properties ‘kerb appeal’; this is the first thing a potential buyer will see so it is important to get it right!  You may want to consider smartening up the front of your home and whether the garden could be tidier, always check to see if the front door would look better with a fresh lick of paint.

 

If you’re carrying out your own viewings, make sure the home is clean and tidy with any minor repairs having been taken care of. If you are considering redecorating before you sell your home, always use neutral tones, which enhance saleability.  Any smoke or strong odours should be got rid of (unless it is the smell of fresh coffee!).

When you are carrying out the viewing, always be positive about your property and highlight all the best points. Turn lights on (if needed) and always finish the viewing in the best room of the house. Do your homework as your viewers may have questions about the area and be aware of what property has sold for in the area (as your viewers will know!).

Once you have received an offer, take the advice of your estate agent, they are employed to get you the best possible price, but be prepared to negotiate.

So what happens if your property is not selling? Speak to the estate agent and ask their advice, again it is why they are employed. The main reason a property does not sell is price, again your estate agent will advise you.
